AERA Westlands Launches 19-Floor Residential Development as Nairobi Buyers Demand More Space and Value
Nairobi’s residential property market is entering a more selective phase, with buyers increasingly prioritising space, location, value and long-term utility. Against this backdrop, AERA Westlands has launched a 19-floor residential development comprising 360 suites, targeting professionals, families, investors, diaspora buyers and corporate clients.
Located at the intersection of Westlands Avenue and David Osieli Road, AERA offers one-bedroom suites ranging from approximately 75 to 95 square metres, a 151-square-metre two-bedroom suite and three-bedroom options of about 200 square metres. The development is also introducing four one-bedroom configurations across its Executive and Grand categories, giving buyers greater flexibility in choosing their preferred home.
The launch comes amid continued growth in Kenya’s property market. KNBS reported a 4.8 percent year-on-year increase in residential property prices in Q1 2026, while Nairobi’s construction sector and broader economy have also shown resilience. AERA says its location provides easy access to Westlands’ business, retail and entertainment facilities, with Sarit Centre about a five-minute walk away and connections to Waiyaki Way and the Nairobi Expressway.
AERA has also unveiled the Founding 40, an initial release of 40 suites available at founding prices. The development is positioning itself around four key propositions—space, a quieter address, height and views, and choice—under its brand promise, “In Harmony with what matters.”
